A room you already own
Most garages in this part of the country hold a freezer, some paint tins and a bike. Converting one gives you a home office, a snug, a utility room, a gym or a ground-floor bedroom without touching the footprint of the house, without foundations and without planning permission in most cases.
Where garage conversions go wrong
Garages are built to different standards from habitable rooms. The walls are often single skin, the floor slab usually sits lower than the house floor and frequently has no damp-proof membrane, and there's rarely any insulation anywhere. Cover all that up with plasterboard and you get a cold room that smells damp within a year.
Done properly, the work involves a new insulated floor build-up with a damp-proof membrane tied into the existing DPC, insulating and lining the walls, a new roof insulation layer, filling the garage door opening with a properly built and insulated wall and window, and extending heating, power and ventilation into the space.
The finish is the easy part. The build-up underneath it is what decides whether the room is comfortable in February.

How much does a garage conversion cost?
Most single garage conversions fall somewhere between £10,000 and £22,000 depending on what the room becomes. A dry store turned into a home office is at the lower end; a room with plumbing, a new floor build-up and structural changes to the opening sits higher.
Do I need planning permission to convert a garage?
Converting an integral or attached garage is usually permitted development, provided the work is internal and the property hasn't had permitted development rights removed — which does happen on newer estates. Building Regulations approval is always required.
Will I lose value by losing the garage?
Sometimes, in areas where off-street parking is scarce or the garage is genuinely used for a car. In most Herefordshire and Monmouthshire properties with a driveway, a usable heated room adds more than a cold store does. Worth a frank conversation before you commit.
How long does it take?
